Why we assess before we quote

Most flooring quotes start from the answer: a company shows up ready to sell the service it came to sell. An assessment starts from the question — what is actually wrong with this floor, and what is the least aggressive treatment that fixes it? Those are very different conversations, and they produce very different bills.

Sanding removes real wood, and a floor only has so many sandings in it. A finish problem deserves a finish solution; a wood problem deserves sanding. Confusing the two is the most expensive mistake in this trade — in both directions.

What we actually look at

First, where the damage lives. Dullness, fine scratches, tired traffic lanes, and embedded grime usually live in the finish — the protective layer — not in the wood. Gray boards, deep scratches you can feel, water marks, and bare spots mean the wood itself is involved. That single distinction decides most of what follows.

Second, what you want the floor to become. If you like the color and just want it healthy again, the door to the gentler treatments stays open. If you want a different color, that honestly requires deep sanding to bare wood — stain only takes evenly on fresh wood, and we'll tell you so upfront rather than pretend otherwise.

Third, the practical realities: the floor's construction and history, the rooms involved, and how your household actually lives — pets, kids, timelines, and whether the space can be out of service for days or only hours.
