Most flooring companies answer the phone ready to sell you a full refinish. The better question is whether your floor actually needs one. Sanding removes real wood — a floor only has so many sandings in its lifetime — so the honest starting point is figuring out the least aggressive treatment that gets you the floor you want.

When a recoat is enough

If you like your floor's color and the wear you see is in the finish — dullness, fine scratches, traffic lanes that look tired but not gray or bare — the floor can often be saved without sanding to bare wood. The same is true for many prefinished floors whose owners simply want a different sheen or renewed protection.

A recoat cleans and abrades the existing finish, then applies a new professional coat over it. It's measured in hours, not days, and it postpones the day your floor needs real sanding — sometimes for many years.

When refinishing is the right call

Two situations genuinely call for the full treatment. First, when the damage has reached the wood itself: gray or bare boards, deep scratches through the finish, water marks, or wear that no new coat can hide. Second, when you want a different color — changing a floor's tone requires deep sanding to bare wood, because stain only takes evenly on fresh wood.

A refinish at HQ runs three days to a week of work depending on the project, with dust-contained sanding, any needed repairs, color samples applied on your own floor before you commit, and a professional waterborne finish. After the final coat, furniture typically returns in three to seven days — each finish has its own cure schedule, and we tell you exactly what yours requires.

The habit that keeps floors out of trouble

For high-traffic areas, HQ recommends a professional maintenance coat roughly every two to three years — consistent with National Wood Flooring Association guidance, which points to recoating every few years so a well-kept floor can avoid full sanding for decades. It's the difference between a floor that gets rescued every decade and a floor that never needs rescuing.
