Choose the service before scheduling the turnover

When an apartment becomes vacant, its floor may need cleaning, renewal of its protective finish, or more extensive repair. Identify whether the problem is removable soil and residue, wear in the finish, or damage to the flooring itself.

HQ Hardwood Floors offers hardwood cleaning and recoating assessments, LVT/LVP cleaning, and compatible resilient floor renewal for property managers in North and Central New Jersey.

A real hardwood cleaning project in Roselle Park

These photos show HQ using a Bona PowerScrubber to clean a hardwood floor in Roselle Park, New Jersey. The project illustrates a cleaning service that property managers can evaluate for suitable floors. It is not presented as an apartment-complex contract or a recoating project.

When cleaning is the right first step

A dull or streaky floor may have accumulated soil or maintenance-product residue. Review what has been used on it and identify the flooring and finish before selecting a cleaning method. Professional cleaning can be a standalone service; it does not automatically require a coating afterward.

For a property manager, that means getting a recommendation tied to the floor’s condition rather than ordering the same treatment for every vacant unit.

When to evaluate a hardwood screen and recoat

A recoat renews the protective finish on a suitable wood floor. It requires proper cleaning, preparation and compatibility evaluation. It is different from sanding the floor to bare wood.

If wear has reached the wood, or there are deep stains, damaged boards or a need to change the stain color, a recoat may not meet the project’s goals. Our screen and recoat service and refinish-or-recoat guide explain the distinction.

LVT and LVP need their own assessment

Wood-look flooring is not necessarily wood. Identify the product, its maintenance instructions and existing treatments before choosing a process. HQ can assess professional LVT/LVP cleaning and, where compatible, renewal with the Bona Resilient system.

Cleaning and coating are separate decisions. A coating is not a substitute for repairing loose planks, failed seams or underlying problems. Learn more about LVT, LVP and VCT floor care.

Start with one vacant unit or a defined common area

Before arranging work across a complex, choose a representative area for assessment and a written pilot scope. Document its material, condition, square footage, access restrictions and maintenance history. Agree on the finish expectations and return-to-service requirements before scheduling.

If the pilot meets the property’s needs, use the findings to plan additional units or recurring inspections. Recoating frequency should reflect condition and use, rather than an automatic treatment at every turnover.

Questions from apartment managers

Can you quote several units together?

Provide the approximate floor area, materials, condition and schedule for each group of units. Similar floor plans can still need different preparation, so the scope should identify those differences.

How soon can the next resident move in?

The answer depends on the selected service, product, site conditions and required drying or curing time. Request a written schedule that separates completion of the work from readiness for furniture and occupancy.

Do you need an empty apartment?

Tell us which rooms will be vacant and whether furniture, appliances or other trades will affect access. For occupied common areas, define the work zones and access plan before scheduling.

What should our maintenance team send?

The property location, flooring type or product information, approximate area, photos of wear, previous cleaning products and the target turnover date. Also identify the person responsible for vendor approval.

Plan your next unit turnover

Request an assessment for hardwood cleaning, a potential recoat, or LVT/LVP maintenance. HQ will help identify an appropriate service for the existing floor and prepare a scope for your property team.

Call or text (201) 926-6797, or request a floor assessment — photos, ZIP code, and the floor’s condition are all we need to point you to the right level of care. HQ reviews every request and confirms the time with you personally; sending a request does not reserve an appointment. More guides in the knowledge center.
